Before restoring a damaged building: what to assess first
In a city that has been through what Mosul has, many buildings look serviceable from the outside while their structural condition needs a real assessment. The most common mistake is starting with paint and plaster before establishing whether the frame itself is sound.
The right order of work
First: the structural assessment
Before any work, a structural engineer should examine the columns, beams and foundations. The inspection covers:
- Cracks: location, direction and width. A horizontal crack in a column means something quite different from a hairline crack in plaster.
- Corrosion and exposure of reinforcement steel.
- Any tilt or settlement in the foundations.
- Fire damage where present, since heat changes the properties of concrete even when it still looks intact.
Second: deciding what to demolish and what to strengthen
Some damaged elements can be strengthened, and some standing buildings turn out to be unsafe despite how they look. This decision is purely an engineering one, based on inspection results.
Third: moisture and water ingress
Buildings left empty for years usually suffer water ingress that has already attacked the steel inside the concrete. Waterproofing has to be resolved before finishing work, or the damage returns within a few years.
Fourth: services, then finishes
Old electrical and plumbing runs in a damaged building need their own assessment. Finishes come at the end of the job.
Why the order matters
Every dinar spent finishing over an unassessed frame gets spent again once the fault shows. The structural assessment costs a small fraction of the project, and it determines everything else.
